Rental Terms and Conditions :
+ All prospective tenants must provide a detailed Equifax
credit report, their most recent Notice of Assessment,
proof of employment, and references, all subject to the
landlord's approval.
+ Tenants must maintain liability insurance with a minimum
coverage of $2,000,000 for the entire duration of the
lease. Proof of insurance must be provided prior to
occupancy.
+ A $1,000 security deposit for the condition of the
premises will be required prior to occupancy. The deposit
will be refunded within seven (7) days following the end of
the lease, provided the unit (including all appliances) is
returned in the same condition as at the beginning of the
tenancy, normal wear and tear excepted. This includes,
without limitation, cleaning the kitchen and bathroom,
washing the floors, and cleaning the kitchen range hood
filters.
+ Non-smoking apartment. Smoking or vaping of tobacco,
cannabis, or electronic cigarettes is strictly prohibited.
+ No lease assignment, subletting, or short-term rentals
are permitted.
+ A copy of the building rules and regulations will be
provided to the tenant and must be signed together with the
lease.
+ At the end of the lease, the tenant agrees to have the
unit professionally cleaned, at their own expense, by a
professional cleaning company or individual. The premises
must be returned to the landlord in a state of cleanliness
equivalent to that at the commencement of the tenancy,
subject only to normal wear and tear resulting from
reasonable use of the property.
